Property Description
***Offer deadline 5PM 11/12. No Showings Tuesday 11/12. Please call listing agent with questions. Nothing says “storybook setting” quite like the beautiful stone Ge ̈org Mann farmhouse in Rectortown dated 1795. This lovely home was meticulously restored and expanded in the past 10 years to make it completely turnkey, offering elegant living inside and out. To make the original renovation as authentic as possible, materials were used from a house in 1969 that was destined for demolition and was brought over to Rectortown to be included in the Ge ̈org Mann restoration. The house was torn down and moved piece by piece over the Blue Ridge Mountains from Mount Jackson to Rectortown. The paneling, woodwork, beams, flooring, doors, and door locks were of exceptional quality and were used throughout the home. The house is arranged in a center-hall structure with a rear wing. Originally, the stone part may have been two separate buildings- the lower level, a kitchen, as there is a large fireplace with a crane and a curved staircase leading upstairs to a second-floor bedroom. The corner fireplace in the living room is supported by a cantilevered stone flue that swings across in the attic from the corner to a center chimney to balance the chimney at the other end of the house. There is also a corner fireplace connected to the same flue on the second floor in the primary bedroom. There are concealed wooden storage boxes in the wall above that fireplace, which are believed to date from the Civil War and represent an attempt to protect the family valuables. The dining room was added, circa 1830. In June of 2013, the property undertook a one and half year renovation using architect James Hricko of Warrenton. All the stonework was repointed (apart from one band on the front center, of the two-story section where the limestone mortar was determined to be from the original construction in 1795 and was in excellent condition). A new copper roof and gutters were installed, the stone patio was re-laid, additional stone walls were added, along with a new sunroom, and a new detached garage was built. On the interior, the kitchen was moved back to the original kitchen space and was updated to blend seamlessly with the character of the home. There is a custom kitchen island with a cooktop, a large fireplace, and beautiful beams that run the entire length of the ceiling. The old existing kitchen was converted into a full bath, the first-floor bathroom was converted to a coat closet and pantry area, and a wet bar was added near the dining room. Stunning heart pine floors lead to the second floor, two rooms and the small bath were opened up to make a primary suite. The finished attic bonus area features tongue and groove board with knee walls, the ceiling is now 8 feet and is currently being used as an office. The half story above the new kitchen is now a very private second bedroom with a dormer half bathroom. The main HVAC, plumbing, and wiring were all replaced in 2013. The corner fireplaces in the living room and primary bedroom were converted to gas and the dining room chimney was also rebuilt. There is a springhouse in the front yard and the storage building has office space above which is said to have been a doctor's office, circa 1910. Beautiful stone walkways border the home with patios, gardens, mature trees and extensive landscape. There is a hot tub and an outdoor shower among tall trees for the perfect privacy. The property has a whole house generator, an electric dog fence, and fiber for high-speed internet. Make an appointment today, you won't be disappointed!
